The Workplace Facilities Engineer is responsible for operating and maintaining mechanical and critical equipment within the office.
Ideal Candidate Will Be Familiar With:
- Critical Equipment
- CRACS - Computer Room Air Conditioning
- ATS - Automatic Transfer Switch
- Generators
- PreAction/Novec System
- HVAC - Independent systems (Fan coil units, dedicated air)
- BMS - Building Management System
- Working within a corporate environment
The Difference You Make:
The Workplace Facilites Enginerr (Senior Analyst, Facilities) oversees all activities related to the occupancy, construction, relocation, and renovation of Santander buildings, offices, and facilities. This individual prepares, directs, and obtains costs estimates, supervises contractors for construction in or on corporate premises per approval. The incumbent controls expenditures and approves payments for goods and services within authority; makes recommendations to higher management on matters exceeding that authority.
• Provides comprehensive facilities support for Company operations within the building, including complete interior and exterior building structure and building services.
• Manages all building service preventive and reactive maintenance programs, including but not limited to HVAC, UPS/Generator, Cleaning/Janitorial, Fire Systems and Elevators.
• Meets with division managers/department heads to discuss issues and makes presentations concerning space, work flow, relocation, alterations or remodeling.
• Assists in the review and planning of departmental allocation of space in existing and prospective properties.
• Establishes review and replacement plan for building assets.
• Maintains accurate records of vendors and completes associated paperwork.
• Generates reports for management.
• Develops, maintains and monitors departmental budgets and works with finance and accounting teams regarding budgetary concerns.
• Develops business cases for building projects and presents to all approval committees.
• Manages facilities preventative and predictive maintenance programs, including scope of work, specifications, SLAs, management of vendors, and quality assessments.
• Provides and implements processes and programs to provide optimal productivity of facilities team.
• Provides direction for capital and operating expense budget forecasting and monthly accrual projections.
• Provides coaching and timely feedback as needed; Sets performance goals, reviews individual progress, and write and deliver annual performance evaluations.
• Maintains up-to-date knowledge of space planning procedures, CAD and all matters pertaining to the management and maintenance of property.

Bachelor's Degree or equivalent work experience: Business or equivalent degree. - Required.
5+ Years Experience in commercial property management. - Required.
5+ Years Experience effectively managing the financial aspects of all projects and department activities. - Required.
• Thorough knowledge of facilities and/or property management .
• Strong project planning/management skills with ability to coordinate many activities and multiple priorities .
• Basic CAD skills (preferably AutoCAD) .
• Excellent interpersonal skills including oral and written communication skills .
• Strong presentation skills for both internal and external audiences .
• Ability to read and interpret architectural specifications and drawings .
• Strong knowledge of and expertise in all aspects of facilities and operations management, as well as a strong background in finance, real estate, and construction management; excellent team management skills.
• Ability to analyze and use sound reasoning to implement a course of action.
• Ability to define problems and examine the potential cause.
• Ability to assess when it is more appropriate to utilize third party contractors and to source and negotiate with such third parties as needed.
• Ability to manage facilities staff, assigning and monitoring progress of activities and projects and providing guidance and assistance as needed.
• Strong organizational and follow-through skills, must be able to work independently and to prioritize tasks and projects.
• Proficiency with Microsoft Office Programs.
• Customer-focused with the ability to build and maintain effective work relationships both internally and externally.
• Strong knowledge of facilities management, construction, maintenance techniques and procedures.

The base pay range for this position is posted below and represents the annualized salary range. For hourly positions (non-exempt), the annual range is based on a 40-hour work week. The exact compensation may vary based on skills, experience, training, licensure and certifications and location.
